Talk to us early in the process so that we can ensure that you have secured your finance, are aware of any potential Government entitlements and properly understand your property ownership.
Before signing any documents with a real estate agent, we ask that you provide us with a contract to review so we can provide advice. We recommend that you obtain any pest, building or strata reports, as relevant to your purchase.
You can be assured that we will minimise the risks and stressors associated with buying property.
When purchasing an investment property, you will first need to consider your type of property ownership, e.g. self-managed superfunds. You will need to organise appropriate financial arrangements, and understand the tax implications of investment properties. This is where our expertise comes in. We are experienced in assisting clients with expanding their asset-base, and will hold your hand through the process.
We can assist you in navigating through the intricacies of sub-division and development. You will first need to ensure that a surveyor prepares all plans and conditions necessary for council approval. We will assist you to obtain any mortgagee consent to the sub-division, and ensure registration at the NSW Land Registry Services. Contracts for sub-division are often very complex, and we recommend our services to navigate this process.
There are a lot of options available that depend on your circumstances e.g. independent living or assisted living. We recommend that you have a conversation with us and a financial planner to discuss your options and how they can be executed to minimise your stress.
A financial planner will likely make several recommendations, however these will require legal input. We are experienced in executing simultaneous settlements, where your home will be sold in conjunction with your funds being paid towards any fees payable to your Retirement Village. This means you can often move out of your home and into your retirement accommodation on the same day, so that you don’t need to find an alternate place to stay in the meantime.

We can also assist with Retirement Villages and Aged Care agreements alongside potential Granny Flat arrangements, or the sale of property to pay a Refundable Accommodation Deposit for a Nursing Home.
